New Dwellings, Building Energy Rating Certificate (BER)
From the 1st January 2007 all new dwellings require a BER Certificate prior to occupancy. The earlier a BER assessment is carried out in the design stage, the easier it is to incorporate more energy efficient materials and technologies. There is a maximum fine of up to €5,000.00 for not having a BER Cert when required
What are the benefits of a BER?
A BER rates the energy performance of a dwelling on a scale of A to G, for prospective buyers and tenants. ‘A’ being the most energy efficient, thus enabling them to take energy efficiency into consideration in their next house purchase or rental decision.
Air Pressure Testing
The revised building regulations of 24th of January 2008 introduced mandatory air pressure testing for new dwellings. All new dwellings require an air pressure test from the 1st of July 2008.
For Self Build projects:
If you have completed your project Greener Energy Homes can provide a Final BER Certificates prior to occupancy. If you are just starting your build we will assist the self builder achieve the best possible BER rating through the use of insulation and renewable technologies from the design stage. We will provide Provisional BER Certificates based on Drawings and detailed specifications of Boiler/Heating/Ventilation systems supplied.
